Northern Rivers Property Market Update – August 2026

August has continued to favour buyers across much of the Northern Rivers, with softer buyer sentiment creating some good opportunities for those prepared to stay active.

Higher interest rates and uncertainty around the wider property market have taken some urgency out of the market. Buyers are generally being more selective, taking longer to make decisions and becoming increasingly focused on value.

That doesn’t mean good properties are suddenly cheap.

Quality homes in tightly held locations such as Lennox Head, Byron Bay and the surrounding coastal and hinterland markets can still attract strong interest. But we’re also seeing properties sit on the market longer, giving buyers more time to complete their due diligence and negotiate.

Fewer buyers can mean better opportunities

One of the biggest advantages for buyers at the moment is simply having less competition.

When sentiment is strong, buyers can quickly find themselves competing with multiple parties and making decisions under pressure. The current market is providing more breathing room and, with motivated vendors, greater scope to negotiate on price and terms.

There are also opportunities that never make it onto the major property websites.

In a slower market, some owners are willing to quietly test the waters before committing to a full sales campaign. Having good relationships with local selling agents becomes particularly valuable when trying to uncover these properties.

What happens this spring?

Spring traditionally brings more property to market, and we’ll be watching listing numbers closely over the next few months.

However, I wouldn’t necessarily recommend waiting for the perfect market.

The Northern Rivers is made up of many small and relatively tightly held property markets. The right property in the right location doesn’t always appear when broader market conditions are ideal.

For buyers with a clear brief and the finances in place, the current environment provides something we haven’t always had in recent years: time to assess, negotiate and walk away if the numbers don’t stack up.

That’s a good position for a buyer to be in.

Northern Rivers property market – August at a glance

The latest figures reinforce just how varied the Northern Rivers property market remains. Rather than moving as one market, individual towns are experiencing very different conditions.

Lennox Head — $1.57m median house price
Lennox Head remains relatively steady, with the latest 12-month data showing house prices up around 1.1%. Properties are taking a median of around 45 days to sell, giving buyers more opportunity to properly assess a property before making a decision.

Byron Bay — $2.87m median house price
Byron Bay has recorded stronger headline growth, with the latest median up 12.8% over 12 months. However, homes are taking around 68 days to sell, highlighting the importance of looking beyond the median price when assessing individual properties.

Ballina — $950k median house price
Ballina continues to show resilience, recording approximately 6.7% annual house price growth. Its more accessible price point compared with Lennox Head and Byron Bay continues to make it an important market for both owner-occupiers and investors.

Tweed Heads — $1.58m median house price
Tweed Heads presents a more mixed picture, with the overall house median down around 2.9% over the past 12 months. Individual segments are performing quite differently, reinforcing why suburb-wide medians should only ever be used as a starting point.

What does this mean for buyers?

There isn’t really one “Northern Rivers property market”.

Conditions in Byron Bay can be very different from Lennox Head, Ballina or Tweed Heads — and even within the same suburb, two properties can perform very differently depending on location, land, condition and vendor motivation.

For buyers, that’s important.

The current market is creating opportunities, but it isn’t necessarily about trying to pick the bottom. It’s about recognising when a particular property represents good value and being in a position to act when it does.
